Remodeling Trends for Seniors

Multi-generational living is increasing as the aging population increases, which means that more and more families have an older person living in the household. And the baby boomer generation, the largest of all the living generations, is in the process of crossing the 60-year mark. Although much is said about 60 being the new 30, the fact is that as people age, their needs and desires around the house also change and “mature.”

BuildTV produced a video for AgeInPlace.com on the topic of home remodeling trends for the aging population. The recommendations include such things as:

  • eliminating steps
  • widening hallways
  • installing walk-in showers with no thresholds

There is a new designation for builders and remodelers, called CAPS – Certified Aging-In-Place Specialists. The NAHB Remodelers of the National Association of Home Builders (NAHB), in collaboration with the NAHB Research Center, NAHB 50+ Housing Council, and AARP, developed the CAPS program to address the growing number of consumers that will soon require aging-related modifications. While most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care consultants.

When you think about it, that’s a lot of energy and resources going into the topic of remodeling trends for seniors. Clearly, it’s an area of specialty that’s expanding to respond to the growing need for professional services.

CAPS professionals have been trained in:

  • The unique needs of the older adult population
  • Aging-in-place home modifications
  • Common remodeling projects
  • Solutions to common barriers

According to the information on NAHB’s website,  “The CAPS program goes beyond design to address the codes and standards, common remodeling expenditures and projects, product ideas, and resources needed to provide comprehensive and practical aging-in-place solutions. CAPS graduates pledge to uphold a code of ethics and are required to maintain their designation by attending continuing education programs and participating in community service.”

Whether or not you and your family members have special needs at this time, including aging-in-place considerations in the mix as you look into remodeling options makes good sense. The growing market indicates that such add-ons will add value to your property and make it attractive to a larger group of potential buyers when you are ready to sell.
